Yeah, but it's a pretty nice subdivision!!!

Ed, you can definitely find what you're looking for out there, but doing it in a couple weeks is extremely difficult at best. We just bought a house there in June, but we've been vacationing there for 11 years, so we have come to know the metro Phoenix area pretty well. Bruce can help steer you in the right direction

Agree, doing this in 2 weeks is tough, might need more time, but i have this 1031 exchange happening on a property i just sold, so would like to use the $$ to find what we need. My wifes parents live in sun lakes so we have spent time here and that is why we decided to move out. Looking over the last days, we assessed the subdivision approach and have decided it will not do want we need..so the custom home on the acre+ lot gives us the room we need for the cars and house style the wife needs.

This weekend....ill scope out Bruce's area...it looks very promising....if not we will wait for the right one to come avail...i would like to build, but not sure i to go that route yet. Bruce, call u today and line up saturday visit!! I will bring a few cold ones for the efforts!!

Tempe is fairly built out from what I've seen...Bilede would be able to answer your question better, as he lives in Tempe. Casa Grande has some really nice new areas being built.

Yes, tempe is land locked by phoenix, mesa, and chandler so raw land is extremely hard to find so the current trend is to purchase an older home on acre + lot, tear down the house and rebuild what you want. most recent deal like this in my area paid 1.2 mil for 2 homes next to each other and is now building a 4500 sq ft garage (looks like a barn from the outside) and has a underground tunnel running to where the new home is going to be built when garage is done. sort of an attached detached garage thing I guess.. Tempe is a great community, excellent schools, and central to the valley which I think is its primary draws but it is more expensive because these things also. Price of anything with area to have a big garage is minimum $600k on up.

Also, about a mile south of tempe is steller airpark estates. I put an offer in on a property a year or so ago but got out bid by $1k at the deadline. I was going to build a hanger which is expected obviously and use it for my cars but later decided to just modified my existing house.. I believe there are homes in there available and possibly other lots too. really nice homes in a nice area.

Ed,

Call whenever you want. I'll have both cells with me. Maybe we can hit both cruises tomorrow night?

Ed,

It was a pleasure to meet you and your wife today...hopefully you saw something that you liked...or gave you the ideas that will help you further your search, How did the meeting with the real estate agent go...did you guys check out that one property we saw for sale?
