Guys thanks for all the input. I offered the owner 45K, he claimed he had already turned down 71 and 77K, I figure that's BS. I appeciate all the opinions, fone calls and advice. I learn soething everyday here. I am just trying to get educated and this one was out of my comfort zone but it was a good learning experience.
