Kinda restores your faith in humanity. I've always lived by the golden rule and will continue to do so; Chuck, it sounds like your reputation preceded you on this transaction. It doesn't cost a penny extra to "do the right thing" and in this instance the dividends were quite handsome. Sure is neat to have Smokey in the mix, the mold was definitely broken after he emerged.
